Why Buy Property Introductory Workshop

The Real Estate industry is full of myths and misinformation. The lack of solid, reliable information is what keeps some investors from capitalizing on the opportunities in real estate. A great example of this is someone who says, "Real Estate doesn't work. It's tenants, toilets, taxes, late-night phone calls, and vacancy." Or "I rented my house out once and the tenant destroyed the place." This is where you have to be careful about where you are getting your information. Ask yourself this question, if someone is telling you a business, like real estate, doesn't work, but you know there are people in the business who are successful; you shouldn't be taking advice from the person telling you it doesn't work. Why? Because that person is unqualified to teach you to run a successful real estate business. Although you can learn from failure, we believe and teach that you should learn from other people's successes. This is why Liberty Real Estate Advisors was founded. Our goal is to break down these myths and give you strategies to start accumulating wealth in real estate.

What you will learn

We begin the workshop discussing the big picture. In this section we discuss where to begin and how to develop a real estate investment plan. We then move into the differences between flipping houses and rental property. From there we discuss some of the risks involved with these types of investment strategies and how to potentially mitigate those risks.

Once we have covered the risks we move into some case studies. Since most people are more familiar with single-family houses, we first discuss a single-family flip and a typical rental property. We find it helps making the discussion on multi family easier to understand if we start there. We then discuss two types of multi family business models: the "Yield Play" and the "Value Play."

At the end we tie everything together and show you the five ways real estate can make you money, which are:

  1. Cash Flow
  2. Equity Capture
  3. Leverage
  4. Appreciation
  5. Principal Pay Down

At the end of every workshop we ask anyone who is interested if they would like to meet with a company putting together both single-family and multi-family deals here in the Houston area. If so, we schedule a one-on-one meeting with you to determine if you are suitable for these types of investments. If you decide that you do not want to move forward in the process that's OK. You can still attend the dozens of free educational classes we offer.
